Goals of the Evaluation:

  • Produce a calibrated computerized energy model for the building for use in evaluating ECMs
  • Identify potential ECMs to the owner for further evaluation and development in 2012 and beyond
The Building's Interiors

550 West Adams is a multi-tenant high-rise office building composed of corporate offices, retail spaces, and a restaurant; accommodating approximately 1,600 people overall. Williams Notaro developed a calibrated computerized energy model for 550 West Adams, for use in simulating energy savings and payback associated with the implementation of the Energy Conservation Measures (ECMs). The model provides a powerful tool to assist the building ownership and management in planning future upgrades to the building’s mechanical, electrical, and plumbing systems.


More than 25 potential ECMs were identified during the development of the model such as: installation of VFDs on major mechanical equipment, retrofitting lighting systems with higher efficiency fixtures and improved controls, and the implementation of advanced HVAC control strategies such as temperature resets and demand control ventilation. Based on input from the owner and property manager, several ECMs will be evaluated for payback, energy savings, and capital cost.
